How do I book a viewing?
Our show apartments are opening soon! Please contact the on-site management team, and we’ll book you in for a tour or a virtual viewing. We recommend allowing at least 4 weeks for referencing and tenancy arrangements. Please give our Residents' Services Team a call on 02920 037744 or WhatsApp us or send an email to [email protected] and we'll book you in.
When will I be able to move in?
Apartments are expected to be available to move in from May 2026.
How quickly could I move?
We usually recommend allowing at least 4 weeks for referencing and contract arrangements. However, this can be reviewed on a case-by-case basis. This process can be completed within 10 working days if necessary.
What types of apartments are available?
We offer a selection of newly built studios, 1, 2, and 3-bed apartments. The average square meters of each are below:
- Studio: 37-52sqm
- 1-bed: 50 - 62sqm
- 2-bed: 59 - 75sqm
- 3-bed: 88 - 145sqm
How many bedrooms and bathrooms does it have?
We have a selection of studios, 1,2,3 bed apartments. All of our 2 and 3 beds come with at least 2 bathrooms, while studios and 1 beds come with 1 bathroom.
What's the highest floor I could rent an appt in?
28th floor in Ty Ambr and 23 in Ty Copr.
Are the apartments accessible for people with disabilities?
We have a selection of apartment that are adaptable. Please get in touch with our team to discuss which apartments are available.
Is there a balcony or terrace?
We have a selection of apartments with balconies. We also have several terraces located across Tai Afon.
Do the apartments come furnished?
We offer a selection of both furnished and unfurnished apartments to suit your preference. All units include built-in appliances: oven, dishwasher, washer-dryer, extractor fan, and fridge-freezer.

- Precision Tables & Storage: Our DEKA tables represent "proper British engineering," with metal parts laser-cut and welded in Hitchin, Bedfordshire. The steel is fully recyclable, and the joinery is produced by a certified carbon-neutral partner.

Can I make modifications or renovations to the apartment?
Yes, Residents are permitted to personalise the decoration of their homes, provided that any changes are approved through the alterations request process. Hanging pictures and shelves, as well as painting walls, is allowed. However, all modifications must be reverted to their original condition at the end of the tenancy. Our onsite maintenance team can facilitate these works for an additional cost.
What amenities are on offer?
Residents' lounges, co-working areas, private meeting rooms, snug areas, cinema/bar area, 24/7 gym, yoga studio, spin studio, outdoor terraces, Private Dining Room, podcast studios, bike storage facilities .
Do I have to pay to use any of the amenities?
To book the Private Dining Room, Cinema and Podcast studio there will be an additional charge. The site team can advise on the prices for the spaces
Does the gym cost extra?
No, it doesn’t cost any extra, so work out as much as you like. Ask our Residents’ Services Team for more information on how to organise your induction.
Can I hire the private meeting or dining rooms?
Yes, these can be hired and can be reserved through the on-site Residents' Services Team.
Is there a mailroom or package delivery system?
Yes, there is a secure parcel room in Ty Ambr’s ground floor serving both blocks.
Is there 24-hour security or CCTV coverage?
Yes, we have CCTV coverage throughout the building and have a member of the team onsite 24/7 who will complete patrols of the building and surrounding areas
Is there cycle storage?
Yes. It’s free and secure with fob access located inside the building and available to residents on a first-come, first-served basis. There are 500 spaces available. Before using the bike storage for the first time, please see the Residents' Services Team to confirm your make, model, and colour of bike. You will also need a bike lock and chain to secure the bike in the stand.
Are there any pet restrictions?
There are a few restrictions on the type, size, and breed. Please always check with the team before committing to a new pet. As part of the pet policy, we will also need to see vet records.
Can my pet go anywhere in the building?
Pets are not permitted in the cinema, WFH spaces, terraces, gym, or fitness studio. Pets must be on a lead at all times in the building and not on soft furnishings.
Where are the nearest green spots in the area for taking pets out for walks?
Tai Afon is surrounded by great dog walking spots with the most popular being Bute Park. There are green spots in walking distance as you head towards Cardiff Bay. The Taf Trail is a great spot for dog walking, alongside other local parks such as Gorsedd Gardens and St John's Gardens.
Can I smoke or have a BBQ on my balcony?
No. Smoking and vaping is not permitted in the apartments, and there is no gas in the building. BBQs are prohibited on balconies or terraces due to fire hazards. You can smoke outside the buildings in the smoking designated areas.
Is there Wi-Fi in the apartments?
Wi-fi is included in your apartment for no additional cost, there are upgrades available directly with the provider at an additional cost.
What is the process for repairs and maintenance?
Should you find any issues within your apartment, please raise a work order through the Resident Portal and the team will be in touch to arrange a visit.
What is the exact address of my building for deliveries or friends finding me?

Is there any construction work nearby?
There will be further works ongoing as part of the Central Quay development, out team will keep you up to date with the latest news around the wider estate development.
Do I need to pay for utilities?
Yes. Residents are responsible for Water and Electricity bills. This will need to be paid monthly via our Partner Billing agent.
You are also responsible for Council Tax and your TV license.
Can you tell me what I have to pay over and above the rent?
Water, Electricity, Council Tax, TV license (optional) , content insurance (optional)
What type of heating/cooling system is installed?
There are electric heaters in apartments, but there is no air conditioning in our apartments
Does the apartment have smoke detectors or fire extinguishers?
Yes, the apartments are fitted with heat and smoke alarms as well as with a sprinkler system.
What type of alarms are in the apartment? Are there smoke and carbon monoxide detectors?
The apartments are fitted with heat and smoke alarms as well as with a sprinkler system. No carbon monoxide detector is needed since there is no gas in the building.
How do I find you from Cardiff Central Station?
Exit the train station via the Penarth Road, turn right down Penarth Road, continue until you see the Brains Brewery Tower which is where you will find the main reception.
What are the parking options for residents / guests?
There are 28 car parking spaces onsite which can be reserved for an additional cost with the site team, subject to availability.
Do you have any recommendations for parks and places to visit in the local area?
There is a selection of parks in proximity, closest and most popular being Bute Park, there is a lot of green space located in the surrounding areas of Tai Afon. You have Leckwith around a 15 minute walk from Tai Afon. Other places of interest include Cardiff Bay, Cardiff Castle, Cardiff National History Museum, Principality Stadium, Cardiff City Football Stadium, Cardiff Indoor Market, Castle Street Arcade, Morgan Arcade, Wyndham Arcade. In the wider area you also have Big Pit, St Fagens, Barry Island Beach
How close are public transport options, schools, grocery stores?
Tai Afon is within a 1 minute walk from Cardiff Central Station which has transport links across the UK. The bus station is within a 5 minute walk from Tai Afon and has transport links across the city centre. You are close to the city centre where there is a selection of grocery stores, however there are grocery stores also located in Grangetown such as Tesco Express as well as food vendors, barbers etc, which is in walking distance of Tai Afon. The closest school to Tai Afon is in Grangetown, but there are a selection of other schools in the different districts in Cardiff.

What is the minimum lease term?
You would sign a 12 month fixed term contract, there is a 6 month break clause embedded in the contract to offer flexibility.We also offer contracts that are longer than 12 months. Please speak with the site team directly if you would like a contract over 12 months.
What are the documents required to start the application process?
We require one copy of photo identification:
- Copy of photograph ID: UK passport, a passport or national identity card showing that the holder is a national of the European Economic Area (EEA or Switzerland)
- A registration certificate or document certifying or indicating permanent residence issued by the Home Office, to a national of the European Economic Area or Switzerland.
- A biometric ‘residence permit’ card issued by the Home Office to the holder indicating that the person name has ‘indefinite’ leave in the UK, or has ‘no time limit’ on their stay in the UK.
If you don’t have a passport please provide us with two of the following:
- A copy of full driving or provisional photo card UK driving license
- Copy of birth certificate.
If you are outside of the EEA we will require:
- A current passport or other ‘travel document’ endorsed to show that the holder is allowed to stay in the UK for a time-limited period.
- A current biometric ‘residence permit’ card issued by the Home Office to the holder, which indicates that the named person is permitted to stay in the UK for a time limited period
- A current ‘residence card’ (including an accession residence card or a derivative residence card) issued by the Home Office to a non-EEA National who is either a ‘family member’ of an EEA or Swiss national or has a ‘derivative’ right of residence.
We also require a copy of your Proof of Address:
- Copy of Proof of Address: Issued within the last 3 months.
Please speak with the on-site team if you have any question regarding any of the above.
Without this documentation your application cannot begin – therefore it is imperative these documents are received as soon as possible.

What is a reference check?
Once the full documents are received your application details will be sent to our trusted approved referencing agency, Homepeople. We will endeavour to do this within no more than 24 hours of confirmation of the reservation so not to hold you up moving into your new home!
Homepeople will email you straightaway and request that you complete their online application form.
Please complete the form as soon as it is received so that Homepeople can start your reference check.
Where necessary the reference check will include an employment and landlord references.
Upon completion of the credit check, Homepeople will contact the management team and confirm if you have passed or failed.
If you have passed, we will call you on the same day to advise this and to agree a move in date and discuss the next steps.
If you have failed, we will advise you of this and where possible we will suggest alternative ways to support and continue your application for an apartment at Tai Afon.
How much do I need to pay to secure the apartment?
We would require a £200 holding deposit to reserve the apartment which will then be deducted from your move in monies as long as your application is not cancelled or denied.
What are the next steps?
Once the £200 holding deposit has been paid, and documents have been submitted, you will then receive a link from Homepeople to begin the referencing process.
How long does referencing take?
We advise around 1-2 weeks for referencing to be complete; however, it does depend on the applicant’s response time and uploading their documents.
What are grounds for not passing referencing?
Negative rental history, non-sufficient income, CCJ's and adverse credit, non-suitable documents.
What happens if I fail my referencing?
Your application will be rejected, and we will retain the £200 reservation holding deposit.
Can I change my apartment after my referencing has taken place?
If you want to change apartments, you will need to decide prior to referencing
Can I move within the building if my situation changes i.e. to a 2 bed from a 1 bed?
You can change your apartment after your initial 6 months - subject to availability. Please be advised this will require a new tenancy, meaning you have to go through referencing and will be required to pay a new deposit and your rent might go up or down based on your choice of apartment.
What is the criteria of a guarantor?
The guarantor needs 30x monthly rent per year, UK based and will need to be referenced based on their income
What if I am self-employed, can I apply?
You must have returned your first 12 months accounts to HMRC, accountant submission, HMRC confirmation can be used. You need to be earning 30x monthly rent
I am employed overseas, can I pay monthly?
No, the company must be registered on Companies House
I am a student, can I pay monthly?
If you are a student, you are required to pay the full terms of your contract in advance. We do not accept monthly payments, and you cannot use the embassy as a guarantor. If you are a sponsored student. You must pay a minimum of 12 months, and will be required to pay more if you sign a longer contract.
Who arranges my move in date?
Upon passing your reference check, a member of the Residents’ Services Team will telephone you to advise you of this and agree your move in date and confirm these details via email.
The apartment will be checked on site for maintenance and cleaning so that your new home is perfect!
We will send you your PRT and a calculation of the move in monies within 48 hours of confirming your move in date and final tenancy details.
Cleared payment is required in our bank account at least 4 days before the move in as well as your signed contract in order to avoid delays in your move in.
Without the above two items keys cannot be exchanged and we will have to push the move in date back.
What happens after my move in?
The site management team will send to you on your move in day your move in pack, which will include your countersigned Tenancy Agreement, Move in letter, FAQ’s, a copy of your apartments Inventory and your Resident Welcome Guide which includes information on the amazing site, the amenities, facilities available to you, local pubs, restaurants, and the discounts and deals available to you for being a Tai Afon Resident. (These documents will also be available to you via the Resident Portal).
Following your move in any queries or questions you may have will be happily answered by our Front of House team and or our on-site team to whom you’ll already know!
Once you’ve settled in and would like another guided tour and induction to the on-site facilities, book in a time via the [email protected] email or pop and see the team in person and we’ll schedule in a date and time!
Our aim is to get you moved in as smoothly as possible, therefore, we do require the application process to be completed within 7 days of the initial contact from Homepeople (as per your signed reservation form – delays may result in the apartment going back on the market – which we don’t want!).
Are sublets or short-term rentals (e.g. Airbnb) allowed?
No, sublets and short-term rentals are not permitted.
What is the penalty for early termination of the lease?
You will have to pay rent for all the months until your apartment is re-let or until the end of your notice period.
Are there annual increases in rent or maintenance costs?
Yes, if your contract is longer than 1 year you are subject to a yearly increase, in line with market rent.
